If you choose to build in a Hartley Subdivision, a contract and earnest money will be initiated contingent upon John Hartley and HCI designing a home to your specifications and within your budget constraints. If HCI is unable to satisfy either of those requirements, then your contract will be voided and earnest money refunded in full. Should our design and budget be agreeable to you, then we enter into a fixed rate, turn key contract to build with detailed plans, description of materials and allowances. At the closing of the construction loan held by you, the lot is paid in full and HCI proceeds to build your home on your land. If you have land that is not in a Hartley Subdivision then a small architectural fee ($2,000) will be charged for preliminary drawings.

Depending on the size of your home, variable weather factors, materials availability/deliveries, etc., most homes take about a year to complete from the initial design meeting until you move in. We will continue to assist your needs for the first year with a one year warranty/punch list to assure your complete satifaction with your new home. |
